Repair before coating
Open seams, failed flashings and damaged substrate need system-compatible correction. A fresh surface does not reconstruct those details.

A restoration coating needs a suitable roof beneath it. Understand preparation, drainage and moisture limits before choosing a new surface.

A roof coating is a fluid-applied layer over a suitable existing roof. It needs to bond to the substrate and connect at seams, curbs and edges. The existing membrane or metal, surface condition and selected coating determine the preparation and application system.
Restoration begins with the roof below the coating. Wet insulation, deck deterioration or a loose substrate needs correction rather than concealment. Adhesion and moisture evaluation help establish whether restoration fits.
The commercial roofing overview compares restoration with repair and replacement at the building level.

For the work beneath a new covering, see roof replacement and its deck, flashing and ventilation scope.
Open seams, failed flashings and damaged substrate need system-compatible correction. A fresh surface does not reconstruct those details.
The roof surface must suit the selected coating and required preparation. Existing contamination and incompatible products can prevent reliable adhesion.
Coverage, reinforcement at details and weather conditions follow the product requirements. A thin cosmetic layer is not equivalent to the specified restoration assembly.
Coating preserves a qualifying existing roof. A recover adds an approved assembly over one that is suitable to remain. Replacement removes layers so wet insulation, damaged support or broader failures can be corrected.
Drainage is a separate decision. A surface treatment cannot make a low area slope toward a drain. Roof size, repairs, preparation, product and access influence cost; no universal saving percentage describes every project.
Discuss a flat roof concern
It is restoration over an existing roof. Its suitability and terms depend on the roof condition and selected system. A failing underlying assembly can require replacement instead.
