Localized opening
A puncture or seam defect can be corrected when the adjacent membrane and support accept a compatible repair.

Find the source of a low-slope leak and understand the repair limits at seams, drains, curbs and the layers beneath them.
Free roof inspections. Repairs, replacements and commercial roof help.
Low-slope roofs need a continuous membrane or layered water barrier because water moves off them differently from a steep shingle roof. Seams, edges, drains and equipment curbs interrupt that barrier. The leak investigation follows those details and the condition of the roof field.
Water can spread through insulation or along the deck before reaching the occupied space. A patch directly over the indoor stain does not establish that the entry was found.

For the work beneath a new covering, see roof replacement and its deck, flashing and ventilation scope.
A puncture or seam defect can be corrected when the adjacent membrane and support accept a compatible repair.
Blocked drains, roof depressions and inadequate slope are different causes. A coating does not create a drainage path.
Saturated insulation, deteriorated deck or extensive membrane deterioration widens the work. A surface patch leaves those conditions beneath it.
We need to understand the leak location, roof access, entrances, deliveries and equipment use. Those conditions affect where materials go and how the work is sequenced.
The system type, area opened, wet-layer extent, access and flashing details drive the cost. A roof walk establishes the next investigation or repair step before replacement is treated as the answer.
Understand coating limits
A coating can protect a suitable prepared surface, but it does not create slope or repair a blocked drain. Drainage and underlying moisture need their own correction.
