Included in the example
One shingle layer removed, synthetic underlayment, valley and eave ice-water protection, needed flashing, ridge venting and haul-away.

For a 2,000-square-foot roof surface, the Kansas City architectural-asphalt planning example is $8,000 to $12,000. The work beneath and around the covering changes the price.

The roof drainage guide explains the specific residential discharge clearances.
| Roof surface | Planning range | Shared assumptions |
|---|---|---|
| 1,500 sq. ft. | $6,000 to $9,000 | One-layer removal and conventional architectural-asphalt replacement. |
| 2,000 sq. ft. | $8,000 to $12,000 | Underlayment, eave/valley ice-water protection, needed flashing, ridge venting and haul-away. |
| 3,500 sq. ft. | $14,000 to $21,000 | Same planning rate. Complex work and concealed repairs change the actual project. |
More roof surface needs more covering and underlayment. Valleys, dormers, chimneys and wall intersections add cuts and flashing work. A steep roof and restricted material or disposal access change the labor.
Additional old layers take more removal. Deteriorated decking needs correction before the new material is fastened. Those physical conditions explain why two houses with the same floor area can have different roof prices.

For the work beneath a new covering, see roof replacement and its deck, flashing and ventilation scope.
One shingle layer removed, synthetic underlayment, valley and eave ice-water protection, needed flashing, ridge venting and haul-away.
Damaged wood, extra layers, unusual access and complex or steep geometry can move the price beyond the planning example.
Metal, repairs and commercial membranes need their own scope. This asphalt model does not price them.
Keep the roof-surface example or enter an area you already know. The tool handles the arithmetic and shows when the model no longer fits.
Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.
Keep the 6:12 example unless you already know the pitch. Pitch helps check material suitability.
Planning budget example
Planning example for 2,000 sq. ft. of actual roof surface, using architectural asphalt shingles. Ordinary tear-off is included.
Includes one-layer tear-off, synthetic underlayment, valley/eave ice-water protection, needed flashing, ridge venting and haul-away. Deck repairs, unusual access and complex roof geometry change the project price.
Discuss your roof projectArchitectural asphalt planning range, not a property quote. Roof surface is different from house floor area.
Kansas City metro planning figures, checked October 27, 2026.
October 2026 Kansas City architectural-asphalt planning figures use $4 to $6 per square foot of measured roof surface. The supported example range is 1,500 to 3,500 roof square feet.
The model includes one shingle layer removed, synthetic underlayment, eave and valley ice-water protection, needed flashing, ridge venting and haul-away. It does not price repairs, metal or commercial roofs. Deck repair, additional layers, unusually steep or complex work and access require the property-specific scope.
The default is a known 2,000 square feet of roof surface. A footprint input uses the selected pitch to calculate a simple surface example; it does not measure valleys, dormers or additions.
